EXCLUSIVE CLIENT RELATIONSHIP AGREEMENT

I agree to work exclusively with DICK CLARK, CRS in a Buyer-Broker Agency agreement. I understand that you will work to find me a property to my liking. This agreement will cover the areas of:

The time frame for this agreement is: _______________________________________________________.
I understand that I may look at "for sale by owners", new developments, open houses, properties advertised on the internet, newspapers, magazines, etc. and that I will inform all parties that I am currently employing you as my BUYER-BROKER. I will identify you as my exclusive agent.
As the agent under this agreement, you will provide me information on all properties requested by me that I discovered doing any of the above searches. You agree to represent me and my interests.
You will advise me when we are looking at properties where you would be considered a dual-agent. (Properties offered for sale by ThePRUDENTIAL CALIFORNIA REALTY through either the Pleasanton or Castro Valley offices) If I am not comfortable with the dual agency situation We have the right to terminate this agreement and hire another agency to negotiate my purchase.
If at any time I feel that I am not being represented properly by you I will discuss the situation. If I am not satisfied I can terminate this agreement in writing.
